Usually each flat has its own meter and board, but older conversions sometimes share an earth, a loft run or a stairwell light. We check exactly what feeds what before touching anything, so one flat’s work doesn’t leave the other without power.

In England, private landlords need an Electrical Installation Condition Report at least every five years, and tenants must be given a copy. We test, write it up and price any remedial work separately so you know exactly where you stand.
Sometimes it’s just a bulb or a dimmer that doesn’t suit LEDs. If it’s several lights at once, or it comes with buzzing or warmth at a switch, get it looked at, as it can point to a loose connection.
